The Commons at Ballard

For The Commons at Ballard, rather than maximizing the site with a traditional box design, Henbart is building two structures on a smaller footprint that allow each building to respond to its adjacencies. The northern building erodes downs to the park and also takes into consideration the sun angles. Both buildings are set back in order to create more pedestrian space for lingering and gathering. The Commons is a truly mixed-use building with retail, office and residential working together in the same footprint. A first in Ballard and possibly Seattle, both buildings will have shared amenities for residents and office tenants – pulling together the diverse uses. The amenity-rich project will have air conditioning and gas ranges in all units, and many units will have private balconies and fireplaces. The project also features bike storage at each residential and office level.

The Commons at Ballard is Seattle’s third market-rate multifamily development to earn LEED Platinum and the second in Ballard. Commons is the first Seattle multifamily project to earn a LEED Platinum designation under the updated LEED 2009v3 rating system
